INFORMATION CONCERNING JUDICIAL & NON-JUDICIAL SALES OF PROPERTY:

Cook Inlet Professional Services, LLC (C.I.P.S.) conducts sales of personal and real property in cases where Writs of Execution are issued by the court, as well as upon request from a Trustee in non-judicial foreclosures. In cases where the court has ordered the sale of real or personal  property, C.I.P.S. will post a Notice of Sale of Real Property in three public places within 5 miles of where the sale is to take place. C.I.P.S. also publishes Notices of Sale of Real Property both in print and on the web, as well as a newspaper in general circulation in the judicial district where the property is to be sold. In addition to the publication of these notices, C.I.P.S. posts all sales being conducted by our office on this web page.

Unless otherwise ordered by the court, all public sales conducted by Cook Inlet Professional Services, LLC in the State of Alaska, Third Judicial District are conducted at the date, time and location advertised in the notice of sale of real property published in the Alaska Journal of Commerce found at https://www.adn.com/alaska-journal.

On the day of sale, real property is sold to the highest bidder at public auction. All property is sold for cash, in lawful US currency, or by certified check made payable to the Clerk of Court. At the beginning of the sale, Bidders will be required to provide their name, phone number, and address on a half-page form, in order to bid on the property being sold. Additionally, all bidders must affirm that they will be able to provide cash or certified funds within the allotted time after the sale, should they be the winning bidder.   The winning bidder will be allowed one hour to tender the aforementioned methods of payment. Should the highest bidder fail to provide funds in the allowable time period, the next highest bidder capable of making payment will be awarded the winning bid.

When technical and communication assets are available at the published locations of sale of real property, C.I.P.S. will (at its sole discretion) include instructions for potential bidders to enter bids at public auction through video conference. Specific information on how to participate in online bidding on the day and time of the sale will be provided in the notice of levy and sale of real property through this web page, in three public places, and the Alaska Journal of Commerce.
